Georgia mails your Annual Notice of Assessment every spring โ and gives you just 45 days from the mail date to appeal. Miss it, and you pay whatever the county says. Our free tools help you check your value, build comparable-sales evidence, and file Form PT-311A with confidence.
Your Annual Notice of Assessment shows the county's fair market value. The 45-day clock starts on the mail date printed on it โ not the day you open it.
Pull comparable sales from your county's qPublic records with our free scraper tool, then organize them in the comps worksheet below.
File your appeal with the county Board of Tax Assessors โ choose Board of Equalization (free, most common), Hearing Officer, or arbitration.
Present your comps and condition evidence at the BOE hearing. Win, and O.C.G.A. 48-5-299(c) freezes your value for the next two years.
Georgia law (O.C.G.A. ยง 48-5-311) gives no extensions. The appeal is deemed filed on the USPS postmark date, statutory overnight delivery, or e-filing where the county allows it. Send it certified mail and keep the receipt.
Everything runs in your browser โ we never see or store your property data.
Georgia assesses at 40% of fair market value; millage is applied to assessed value. The effective-rate default (0.92%) approximates the statewide average โ enter your own county's effective rate for a tighter estimate. Estimates only; not tax advice.
